Serco Health has delivered vital healthcare services in the UK, Australia, Hong Kong and the Middle East within acute, community, primary and private healthcare sectors for 20 years. Within the UK, Serco acquired a large and diverse portfolio of PFI hospitals with contracts extending over 10 years.
The UK PFI hospital contracts acquired by Serco ranged from 300 – 1100 bed units delivering estates maintenance, housekeeping, portering, security and catering services.
The estates maintenance service is driven by the accuracy of the asset database and configuration of the systems that control the structured maintenance and service compliance.
Each hospital held differing asset registers and inconsistent maintenance programmes.
Serco required that all asset databases, the maintenance methodology and technology platforms be remobilised and transitioned to a common working model.
A common asset strategy and database model was developed to align with the obligations of the contract. An asset validation and condition assessment was undertaken across all locations for over 400,000 assets, and a condition report with a lifecycle plan was compiled.
Across all contracts, a common asset hierarchy, service model and planned maintenance programme was implemented, designed to reflect the unique requirements and assets of each hospital.
A single version of the technology platform was configured and deployed with handheld work assignment and reporting capability across all locations enabling consistent measurement of compliance and performance.
The full user training, system deployment and planned maintenance activation was delivered simultaneously.
The programme enabled the establishment of an engineering community with membership from across the hospitals working to a designated Terms of Reference and sharing of working procedures.
All contracts remobilised to a common, compliant service delivery methodology enabling the business to measure performance using s single platform.
